How long does a commercial lease usually last?

A lease is usually more flexible than a purchase. Business leaders looking for space in which to operate can lease property instead of making a permanent commitment by purchasing commercial property. 

When the lease eventually ends, the available options include renewing the lease or moving on to a different space that better suits the business’s needs. Although a lease may represent less of a commitment than a purchase, a commercial lease might last for multiple years. 

What is an appropriate duration for a new commercial lease?

Commercial leases almost always contain unique terms. Even when landlords use basic, fill-in-the-blank documents, it is common to negotiate specific arrangements for different tenants and facilities. 

The duration of a commercial lease is one of the factors that prospective tenants may attempt to negotiate with a commercial landlord. Many commercial leases require a commitment of between three and 10 years

Five-year leases are relatively common. Some landlords may offer two-year, one-year or even month-to-month leases. Frequently, shorter leases may carry higher rental rates. 

Business tenants planning to commit to a longer lease term may need to include provisions in the lease that allow them to assign the lease to another business if the company fails or needs different facilities. They may also want to request the inclusion of a force majeure clause should uncontrollable circumstances interfere with business operations. 

Negotiating the duration of the lease and other details can be critical for the stability and success of an organization. Business leaders may need the support of a real estate lawyer to secure the best possible terms for commercial leases.
